But the most common problem the team encountered on site was the lack of flexibility to adjust to structural openings. Often, when a timber doorset manufacturer receives an enquiry from a contractor, the contract states the wall thickness, for example 100mm. An estimator for the timber doorset manufacture will then quote for a 100mm door length which is approved by the contractor.

The doorset manufacturer then produces the door frames to size (in this case100mm). The dry wall contractor on site should be building a wall to 100mm and then tape and fill the wall. However, if the client changes their mind, and would like the wall to be plastered as it’s a high traffic area, the wall thickness will increase. Due to this change, the wall thickness is now 104mm.

12 weeks later, a carpenter arrives on site to install the timber doorsets, which no longer fit as the width has changed. There is a disagreement and the client thinks the doorsets have been manufactured incorrectly. However, after checking the scope, the doorsets have been built to the correct dimensions, it is the wall thickness which is incorrect. The carpenter now has to rebate out the back of the architrave or new door frames need to be manufactured to the new dimensions.
