Communal Doorsets

Here at Modulo, we provide detailed design specification to allow designers and developers the freedom to achieve the design and functionality that they desire, without the traditional restraints of poor design or interior manufacturing quality. We offer a range of doors suitable for both retrofit (Passive Fire Protection) and projects. Modulo is known for our adaptable doorset system  to accommodate on-site variations. The Modulo concept represents a quantum leap by making an ‘off-the-shelf’ solution with an intelligent installation system to allow for a minimum of 20mm of adjustment in each dimension ensuring perfectly fitting doors in structural openings that have not been accurately formed.

In our range we have Communal Entrance Doorsets, that are typically unlatched but still require to be fire rated; they are often found in high traffic areas therefore options for acoustic reduction, as well as vision panels to facilitate clear access required. In some cases, communal doorsets are also designed to complement the aesthetics of the surrounding architecture or interior design. A great project showcasing the communal doorsets is at 17a Christchurch Road, Bournemouth finished in 2024 becoming an ideal area for students to feel at home. Modulo’s durable, fast fitting, contemporary timber doorsets were a perfect solution for this development.

A communal doorset provides access to areas that are not private but are shared by multiple users. It may be designed with fire-rated materials to ensure safety for all users in the building or complex. These doorsets are typically designed to meet the requirements of building codes and may be more robust than individual apartment or office doors due to the level of traffic and usage.

With the doorset, we can give you a variety of options for the door system from the frame to the ironmongery and enhancements. Our enhancements include acoustic attenuation, fire rating, signage and what vision panel you wish to have. The doorsets come in different leaf finishes to help fit in with your interior. We can offer ready to paint (stock), chalk white (to order), light oak (to order), mid oak (to order), slate green (to order).

We offer three different door kits to suit your development. First off, we have frame lining, blockboard construction (as standard) gives supreme stability and keeps straight making installation so much easier. The much-loved winged Modulo architraves, they are 70mm wide with a 16mm deep profile, pencil radius to the corners and a 20mm wing which is pre-mitred and grooved ready to take Hoffman joints, saving time and waste on site. Finally, Standard door leaves are made using a blockboard construction. Faced with optional CPL or a RTP (Ready to Paint) finish as standard.
