Here at Modulo, we can offer a range of doorsets for your development from front entrance doors to communal doors in a variation of styles. We offer innovative, adaptable internal doorsets to benefit all stakeholders. Offering a huge range to choose from for stakeholders does often mean the price range can very. This is why we have written this blog to help educate and simply what costs are included with timber doorsets.
This is a very common question we get asked from our customers, however this is a very open question as there is a lot of elements that could change the cost of the doorset, so we will break down the different areas for you. This question is similar to if you asked ford how much does a car cost, they would also struggle to give a figure without knowing more detail.
A timber doorset could range anywhere from £100 to £1000 (which is a huge range), but this is all depending on that specification and what you require from your doorset. So, let’s jump in and see what the main things are that will affect the price.
Internal or external?
Choosing where you want your doorset will affect the price. Internal doors are often the cheaper option. This is due to a few reasons including the thickness as external doors are normally thicker so more materials are needed. External doors also have more additional insulation, waterproofing and security. Finally, external doors will need more robust locks or other hardware which can increase the cost.
Size
Do you want a standard or non-standard door size? Some systems only offer standard door sizes which means if you have a non standard door size you will be buying a bespoke doorset which will cost more. Another common reason would be if you have a single or double doorset, as double will cost more as more materials will be needed.
Fire rating
Fire rating of a doorset can be a confusing topic for most stockholders as certain doors need to be fire rated to be compliant with the buildings safety act. Fire rated doors will be tested and certified to the correct standards, certain elements of the door will effect if the door passes for example the ironmongery or materials used. Fire rated doors will be more expensive compared to non-fire rated, this is due to the materials used, testing/certifications and ironmongery as all of these are more expensive to purchase.
If you choose a PAS24 door, this can also impact the cost as it is to do with the security of the building. A PAS24 door is a doorset that has passed the British Standard that sets the requirements for door and window security in the UK. The PAS24 standard is a certification to prove that doors and windows can withstand attack and prevent breaking and entering.
Door leaf core/frame and finish
The door leaf core plays a significant role in determining the price of a door. Different core materials affect the door’s strength, durability, insulation, soundproofing, and fire resistance, which in turn influence the cost. For example, our Moducore HC, is a rather cheaper option compared to others while being a lightweight core. It might be a lightweight option, but it still provides some degree of strength and insulation.
The door frame can significantly impact the overall price of a door installation, depending on the material, quality, and design. For example, if you decide you want your door frame to be an engineered wood (MDF of veneered) they are a mid-range cost and are a more economical alternative to solid hardwood. On the other hand, if you choose a hardwood option (oak or mahogany), it is a more expensive option but the frame is more strong, durable and resistant to wear.
Vision panels and ironmongery
If you select to have vision panels for your communal doorsets, if will affect the prize as construction of the door will take longer and use more materials and machinery time. Depending on what ironmongery your door requires will change the price as some doors will need more. For example, a flat entrance door will need a door handle, lock, door viewer, door numbers and a letter box. Whereas an internal door could only need a handle. At Modulo we have a range of ironmongery for you to choose from for your doorset. A key thing to remember is, if your door is fire rated the ironmongery should be fire rated as well other wise it will make the door non fire rated and won’t pass the correct tests.
